Pallikaranai, Perungudi, and the OMR IT corridor are all within comfortable daily commuting distance. The Outer Ring Road runs nearby. For anyone working in the southern IT belt, this locality ticks the commute box without the premium that Velachery or Adyar would demand.
The Chennai Metro Phase 2 extension into Medavakkam is also something to watch. Infrastructure announcements of this kind tend to move prices well before the lines open: buyers who wait for the ribbon-cutting often find they have waited too long.
It Is a Mature Neighbourhood, Not a Development Project

A Few Things Worth Checking Before You Buy Anywhere in Madipakkam
Patta and chitta classification: confirm the land is registered as a house site (natham patta) and not agricultural. Some pockets near the lake boundary have land that looks residential but is not classified that way.
Road width matters for two reasons: practical access during construction and bank loan eligibility. Plots on 20-foot-plus roads are significantly easier to finance. Anything narrower may create friction with some lenders.
